Alterations

NO alterations can be made to existing structures, i.e. room additions, electrical wiring, etc.

Extension cords cannot be used at the exterior of the house.

Painting, stenciling and/or wallpapering of interior walls must be pre-approved in writing by Residential Properties. Walls must be returned to their original condition at the time you vacate the premises.

Bedrooms / Sleeping Areas

The number of bedrooms has been predetermined and cannot be increased or relocated.

Furniture

Indoor furniture must remain indoors.

  • $25.00 citation will be issued if indoor furniture is found outside.
  • $90.00 citation issued by City of Dayton.

Furniture cannot be left for returning or new incoming students to University-owned properties.

Litter & Debris

It is the responsibility of each resident to maintain the exterior of their assigned University property. Litter and debris must be removed from the exterior of the house prior to 7:00am each day.

Inspections

  • City of Dayton: The City of Dayton and a member of Residential Properties will perform a "Rooming House Licensing Inspection" every quarter of the year. Notification will be sent to the residents indicating the approximate date and time the inspection is to be completed.

  • Other (Sororities, Fraternities and Special Interest Houses): Staff from Student Involvement and Leadership and a member of Residential Properties will perform monthly inspections. Notification will be sent to the residents indicating the approximate date and time the inspection is to be completed.

Maintenance

We perform general maintenance on the interior and exterior of the property, which would include plumbing, heating, electrical, roofing, window repair and installation. We will also replace light bulbs and service the vacuum that is provided by Residential Properties.

We have a 2nd shift maintenance technician available until 1:00am, Monday through Friday. After-hours and on weekends we provide maintenance technicians to answer service calls and respond to all emergencies reported to Public Safety, (937) 229-2121.

In addition, there may be local contractors to help maintain the heating and air conditioning equipment and to provide technical repair services for the equipment. Contractors may also provide assistance in the areas of plumbing, heating, electrical, roofing, room improvements, window repair and installation.

Parking Passes

Parking By House Permit Only - Obtain from Facilities Management in Raymond L. Fitz Hall (1529 Brown Street) during the following times:

  • August (Opening Weekend): 8:00am - 6:00pm
  • September 1st - April 30th: Monday - Friday, 8:30am - 4:30pm

You will need to know the license plate number of your vehicle.

Pest Control

EcoLab will treat University properties at the request of the student. Requests must be made prior to 4:00pm on Tuesday of each week to be treated for the current week (on Wednesday).

Students do not have to be home during this treatment.

Pets

Pets are NOT permitted on University premises at any time (this includes "visiting" pets).

Exceptions will not be granted. Charges will be assessed as stated in the University of Dayton Standards of Behavior.

Fire Safety

Residential Properties provides smoke detectors and fire extinguishers in all University-owned houses and apartments. Routine inspections will be performed by members of Residential Properties staff throughout the year. Local contractors will also be "testing" the equipment.

Please contact Residential Properties and request a work order be generated to have the batteries replaced if the smoke detector or carbon monoxide detector "beeps" or malfunctions. Discharged fire extinguishers can be replaced by also requesting a work order.

Smoke detectors and fire extinguishers have been barcoded and are recorded. Tampering with fire safety devices will result in a $25.00 per person fine and referred to Residential Programs for possible disciplinary sanctions. Signs & Banners

Signs are permitted ONLY for University-sponsored events (Rush, Parents Weekend, etc.). DO NOT attach signage to vinyl siding.

Snow Removal

The Grounds staff is responsible for maintaining the city sidewalks and alleyways. Residents are responsible for maintaining the yard walk and steps from the house to the city sidewalks. Most properties have been supplied with snow shovels that can be located within the residence.

Trash Removal

Trash is picked up every week on Wednesday.

Tuesday:
  • Trash receptacles must be moved to the alley after 5:00pm.
  • If you do not have an alley, the receptacle should be moved to the curb or sidewalk, whichever applies.
Wednesday:
  • Trash receptacles must be returned to the house no later than 5:00pm.

Failure to place the receptacles to the alley for pickup or return them to the house may result in a $75.00 fine assessed to the residents of the house.

Report stolen receptacles to the Grounds Supervisor listed below.
